Amazon Property is a long-established property investment and development group. Over a 25 year period we have developed more than 100 schemes and invested in over 3 million square feet of assets. Our flexibility in being able to consider a range of asset classes in a variety of innovative structures has been our hallmark. Added to that our funding arm, Amazon Capital has been actively involved in providing debt and equity funding to a variety of entrepreneurs and SMEs utilising our experience and contact base.

In addition to investing and developing opportunities on our own, Amazon Capital was created in 2020 to take advantage of prevailing market conditions, and as a platform to provide our own private equity funding to strategic long term best in class joint venture partners, asset managers and development managers.
We specialise in the provision of committed risk sharing equity capital where our interests are aligned. As real estate is in our DNA, our competitive edge is not that we are simply equity providers, but we also add exceptional value through our track record and “know how” in the industry.
This has enabled us to act very quickly on each opportunity and streamline the due diligence process where we are not dependent on an investment committee that hinders the final decision to deploy our equity. Our interests have been extensive in terms of locations and sectors and to date we have been very active in the alternatives space – logistics, retirement care, PBSA (Purpose Built Student Accommodation) and life sciences. Residential, PRS & Co-living
We have developed countless schemes, mostly in the prime central London areas, over the last 25 years. They range from boutique lateral schemes, to much larger full service developments. Invariably, these were unconditional purchases of offices, hotels, medical and institutional buildings. Additional value was added during the planning, design and build process, delivering some of London’s most outstanding, award-winning and iconic residential schemes.
We were one of the early pioneers of build-to-rent and retain a significant PRS portfolio. In more recent years we have also acquired a number of hostels and HMO portfolios, where we are exploring a variety of co-living platforms, with the repositioning of these assets through income stream enhancement, creative value-added planning and active management.
Hotels & Serviced Apartments
A number of office buildings in prime and secondary locations were deemed to be more suitable for hotel use. We continue to be actively involved in this sector, designing and obtaining planning for a variety of brands that range from budget to luxury. Our serviced apartment brand ‘The Armitage‘, is a premium offering and continues to expand. We work very closely with a number of niche operators and investors.
Student Accommodation / PBSA
We have acquired via Amazon Capital a number of sites in locations in London which are underpinned by good transport links and proximity to stellar educational institutions.
These sites have been purchased either unconditionally without planning in place, on a subject to planning basis or through option agreements. We currently have a development pipeline of circa 1,300 rooms.
Offices
We have acquired a number of office buildings over the years, in a variety of locations. Development has ranged from a basic refurbishment to a full scale development.
Care Homes & Retirement Living
We are rapidly expanding into the care home sector under the Loveday Brand, focussing on dementia care. Existing and proposed homes are predominantly in Central London (Chelsea, St Johns Wood, Kensington, Notting Hill and Belgravia).
We are also expanding into other prime areas of London and South East. Within the retirement sector we are considering larger opportunities, with the aim of delivering a PRS type product with all the services you would expect in a prime facility.
